As owner of Coldstream Holiday Park, the most important part of my job is to make sure that everything runs as smoothly as possible and to ensure that all of our guests have a wonderful experience every time they come to stay with us. Of course, this wouldn’t be possible without the help of our incredibly hard-working team.

As someone who has over 25 years experience owning and running our former site Blackadder Park in Greenlaw, I like to think that I am pretty hands on and approachable. Our Story

Told by owner Chris Gregg

Our vision of re-establishing a caravan park for Coldstream finally became a reality last year. Twenty-three years ago, I realised that one of Scotland’s most iconic towns did not have a Caravan Park.

We were finally able to pursue this vision two years ago and I am absolutely thrilled that Coldstream Holiday Park was given the green light. As experienced Berwickshire operators, who have previously owned and ran Blackadder Holiday Park in Greenlaw for the past 25 years, we were naturally delighted to get the go ahead for a new holiday park for Coldstream.

This major new tourism development, which consists of holiday caravans, luxury lodges, touring pitches and a range of new glamping accommodation, enjoys a stunning riverside location looking south towards the Cheviot Hills.

Our exciting development had the unanimous backing of local councillors, but the decision was a long time in the making. Local councillor Donald Moffat first spoke with me about the benefit of re-establishing a caravan/camping site for Coldstream in 1997.

And the views of local people were sought, resulting in a town action plan which strongly recommended the need to re-establish a park being presented to Scottish Borders Council.  With the kind support of Jill and Colin McGregor of McGregor Farms, a suitable site was identified two years ago.

We are working with Historic Environment Scotland to evaluate, preserve and promote a semi circular crop marked feature likely to be an iron age settlement “of late-prehistoric or early-historic date”, visible on aerial photographs of the site. This is scheduled as a prehistoric domestic and defensive settlement by HES, of national importance. To create an asset for Coldstream, in a unique and positive way: “The association with the Regiment, its heritage and culture, places Coldstream as a world famous Flagship town for Scotland.”

We look forward to building a vibrant 21st century business which will encourage many, many visitors to visit and return to this lovely and unique Border town.

Green Credentials

Our touring Caravan, Static Caravan, Glamping and Camping Pitches are laid so as to reduce the visual impact and orientated to fit the natural slope of the site. This creates a highly attractive parkland setting within a high quality location, near to the River Tweed, the Hirsel Garden and designed landscape. This was borne from a landscape and visual appraisal, tailored around the general principles of a master plan, so as to provide a high quality development that ‘fits’ into the local townscape and respects the landscape setting.

With layers of woodland, structural, specimen tree and shrub planting: Our landscape framework creates pockets of pitches allowing caravans and tents to be readily absorbed and linked through a thoughtfully screened range of formal and informal open spaces.

The Landscape Framework Soft Landscaping Schedule consists of :

LOW WOODLAND MIX to sections of the Eastern border and the central open corridor

WOODLAND EDGE MIX to the inner East and North boundary and inner sections of the central open corridor

AVENUE / STREET / FOCAL TREES, STRUCTURE TREES & ORNAMENTAL SHRUBS

In addition to general grassland there will be amenity grassland and areas managed as wildflower grassland around the scheduled ancient monument.

Planning for
Ecological Harmony

Ecology surveys have been carried out by an Ecologist, with over 30 years professional experience in researching, assessing & evaluating Scottish ecological data.

Desk-top data collation & field surveys have been carried out consisting of a habitat survey of European and UK protected species. This included a daytime roost risk assessment for bats and incidental wildlife recording e.g. birds and invasive non-native species. Any required buffers for otter, water vole and badgers etc. will be catered for.

Beetle banks, runs of wild nettles & brambles, bird, bat and owl boxes, ‘bee bricks’ and other insect homes, will be strategically placed.

Low level lighting is preferred to minimise glare to aid night sky viewing.

Monitor and control pollution and waste produced and the consumption of all raw materials. Invest in training in environmental matters.”

Coldstream Holiday Park Code

  1. All rules set by the park enable us to offer a quality environment to our customers and to make your stay at Coldstream Holiday Park more enjoyable.
  2. Please take note of the Park Rules.
  3. All Visitors visiting owners are required to call in at reception on arrival in the interest of security on the Park.
  4. The area around the caravan is the responsibility of the caravan park grass cutting operation. Nothing must be stored under a caravan veranda unless boxed in. The gravel around and under the caravan must be kept weed free by the use of a proprietary weed killer - instructions must be followed carefully when doing so.
  5. Fibrous Materials such as sanitary products, disposable nappies, baby wipes etc. must not be put down the toilet or into the drains.
  6. Owners or visitors must not carry out any alterations to Pitches in any form. Shrub, bush or tree lopping or pruning is not permitted.
  7. Notification must be given to reception beforehand and in the interest of security, delivery drivers and workmen are required to call at reception prior to entering the park.
  8. Only approved companies with public liability insurance will be allowed onto the park.
  9. Do not exceed the speed limit of 10mph while on the park. The speed limit is set in the interest of safety for all users. Vehicle parking is provided and please avoid driving on grass wherever possible.
  10. Do not charge electric vehicles from any power outlet other than the Electric Vehicle Charging Point provided on site. Any vehicles connected to any other outlet will be disconnected.
  11. Private Hose pipes may NOT be used.
  12. Fire hoses must NOT be used for any purpose other than in case of emergency.
  13. No firearms, air pistols, rifles, fireworks or explosive substance may be brought onto the Park, except such fuel (LPG) as is reasonable for normal caravan requirements. LPG bottles should be placed on a concrete slab and securely padlocked. A spare key for the caravan and LPG padlock must be deposited with the park reception. LPG Bottles should be stored in open air spaces.
  14. Dogs and other animals brought on to the park by the caravan owner or visitor shall be the sole responsibility of the owner who will ensure that these animals are exercised off the park or in designated areas. All dogs must be kept on a lead at all times including after dark and owners must clean up after their pets.
  15. Do not leave your pets unattended in our holiday accommodation at any time.
  16. Refuse areas are based around the park for disposal of rubbish by all caravan users. Please make sure all rubbish is placed inside the bins and the lids are closed securely. No rubbish is to be placed outside of the bins.
  17. Do not put bulky household items in the bins; these can be disposed of by contacting the park manager at the reception. There will always be refuse bins on the park with room in them and we ask for your full cooperation in this matter. If a bin near you is full please report to reception and we will try to replace it.
  18. The use of external/stand alone clothes lines is forbidden; drying racks attached to caravans are permitted.
  19. Kite flying and ball games are not permitted on the park except for around the designated play areas. Children must be supervised at all times for their own safety, especially when playing near the river.
  20. Out of consideration for others noise must be kept to a minimum after 10.30 pm; please bear in mind that noise travels easily between caravans so please ensure sound from Radios, TVs etc. are not excessive at any time.

  • What time can I check in?
    You can check into the Self Catering units from 4pm on the day of your arrival, you must check out by 10am on the day of your departure. You can check into a touring or camping pitch at 1pm on the day of your arrival, you must check out by 11.30am on the day of your departure. If you wish to stay longer please check with reception.
  • What is your cancellation policy?
    We understand there may be times when you need to cancel your booking. If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. No refunds are given for bookings cancelled within 4 days of arrival date unless exceptional circumstances (proof of this would be required) No refunds/discounts for inclement weather, late arrivals, or early departures. You may wish to buy holiday insurance for cancellations and for your property/any injury whilst away. Any refunds offered are at the discretion of Coldstream Holiday Park and may incur a 25% administration charge. Refunds when booking via third party operators would not include the deposit paid to them upon booking.
  • Can I let my van out?
    Looking to rent out your holiday home to guests? Let us serve as your dedicated agent. For details regarding potential returns, fees, and availability to join our sublet fleet, please reach out to our reception desk. Please note that you cannot rent out your holiday home independently outside of our agency agreement.
  • If I buy a holiday home would you be willing to buy it back from me in the future if I wanted to sell?
    Yes, we have information on the best way to plan ahead and secure your investment.
  • Will you consider a trade in?
    Yes, we are always happy to quote part exchange prices.
  • Is there a pub or restaurant on site?
    No, everything that you'll ever want is in the Town, just a short hop away.
  • Do you allow tents?
    Yes, we have a spacious dedicated area for tents on a scheduled ancient monument.
  • Do you allow motorhomes?
    Yes, along with Touring caravans we have fourteen pitches.
  • Do you have Glamping Pods?
    Yes, a range of quality new glamping pods are available, please see our Stay section of the website.
  • Do you hire caravans?
    Yes, we have a fleet of Caravans to rent for self catering holidays and short breaks.
  • Do you offer short breaks?
    Yes, as above.
  • Are the touring pitches serviced?
    Yes, some will be serviced; please call the park for more information.
  • Are the showers free?
    Yes, we have brand new architect designed, heated toilet block with free hot showers.
  • Do you have a Laundrette?
    Yes, there is a laundrette with washing machine and dryer. These are coin operated units, change is available at Reception if needed.
  • Is there a dish wash area?
    Yes, we have a dish wash area.
  • Are the toilets heated?
    Yes, please see above.
  • How do you get to the town Centre?
    By Car, or on foot, with footpaths at either side of the road. There are various routes into the town, either along the High Street or there are scenic footpaths, following the River Tweed to the town Centre.
  • Do you allow pets?
    Yes! Bring your furry friends along for an unforgettable holiday! We’re pleased to offer a selection of pet-friendly self catering accommodations so your pets can join the fun for just £25 per pet, per stay. If your visiting us as a touring or camping guest pets are £2 per pet per night. Simply add your pets when booking to ensure you're assigned the perfect pet-friendly space, as not all accommodation types allow pets.
  • Is there a dog walk?
    There are numerous footpaths from the park along the River Tweed and beyond.
  • Are there restaurants close by?
    Yes, a good range of restaurants and takeaways within a short distance.
  • Is there a shop close by?
    Yes, a good range of shops are within a short distance.
  • Is there a Pub close by?
    Yes, a good range of pubs and bars within a short distance.
  • Is there an age limit for caravans on site?
    We operate 25 year licence agreements for static caravans.
  • We are looking to move to another park. What is your policy on changing pitches?
    We can quote to transfer caravans from other parks that are up to four years old; please contact reception.
  • Do you accept touring caravans on long stay?
    This may be difficult but please contact reception.
  • Do you allow Single Sex Parties?
    Single sex couples are more than welcome however we do not accept bookings for single sex parties (2 Adults and above).
  • Can you live on the park?
    No, strictly holiday use only.
